Chalets by village: prices and character

Each village has its own market. Our guides give current prices per square metre, the rules for foreign buyers and what daily life is like.

How a purchase works with us

  1. A first conversation. We listen to what you need and explain what is realistically available, on and off the market.
  2. The private dossier. Photographs, plans, price and the points that matter: permits, foreign-buyer eligibility, condition and running costs.
  3. Viewings. Arranged privately, at a time that suits the owner and you, in Gstaad or by video first.
  4. Offer to notary. We coordinate due diligence, the Lex Koller permit where needed, financing and the signing before a notary. See our buying process guide.

What buyers ask

Can a foreigner buy a chalet in Gstaad?

Yes, as a holiday home. Saanen (which includes Gstaad), Gsteig and Lauenen are designated tourist municipalities in canton Bern, so a buyer living abroad can purchase one holiday home with a Lex Koller permit, subject to the cantonal quota and size limits. Swiss residents with a C permit and EU/EFTA nationals living in Switzerland are not restricted. Our Lex Koller guide explains the rules.

How much does a chalet in Gstaad cost?

As of October 2026, RealAdvisor puts the median house price at about CHF 24,500 per m² in the Gstaad 3780 postcode and about CHF 20,700 per m² across Saanen. Quieter villages such as Gsteig are close to half that. At the Gstaad median, a 200 m² chalet is around CHF 5 million, with the best addresses well above. See how much a chalet in Gstaad costs.

Why are so few chalets advertised, and why is the price on request?

Many owners in the Saanenland prefer discretion, so a large share of sales happens privately. Publishing a price can also make a chalet look stale if it stays online. We share prices directly with buyers who have explained their brief.

Can I see photographs before a viewing?

Yes. Photographs, plans and the full dossier are sent privately once we have spoken. The images on this page are illustrative.

What does buying cost on top of the price?

In canton Bern, the transfer tax is 1.8% of the price, plus notary and land-registry fees. Rougemont and Château-d'Œx are in canton Vaud, where the rules differ. Our Bern vs Vaud comparison sets out the difference.

Can I build a new holiday chalet instead?

In most of the area, no. Saanen, Gsteig and Lauenen are above the 20% second-home threshold, so new homes are generally limited to main residences. Existing chalets built before March 2012 can be used freely as second homes, which is why the current stock holds its value. More in our Second Homes Act guide.
